MULTI-MILLION-POUND REDEVELOPMENT PLANNED FOR CHELTENHAM BUSINESS CAMPUS

One of Gloucestershire’s largest office buildings, The Grange, is being developed as part of a multi-million plan to reimagine the space as a people-first, mixed-use campus.

A comprehensive master planning exercise is underway, seeking to repurpose existing space and add new buildings for uses such as a gym, nursery and wellness centre.

Grange Park has 185,000 sq ft of office space set in 14 acres of green parkland with over 100 mature trees.

A further 11 acres of recently improved parkland, Grangefield, adjoins the site and includes a wildflower meadow, orchard, ponds, paths and bridges for the public to enjoy.

The Park currently features three buildings: The Manor, a Grade II listed Gothic Revival house built in 1856. The Coach House, and The Grange, a 1990s purpose-built office headquarters. Whose 60,000 sq ft floor plates are amongst the largest in the South West.

Phase one of the plans includes a redesigned reception, common areas and 30,000 sq ft of new office space. Use of natural materials in the reception area and atrium walkway – dotted with island planters and art installations – promises to set the standard for the rest of the build.

The Grange will also see a wide range of improvements to its infrastructure, focussing on sustainability and improved accessibility.

The office suites aim to have an EPC B rating. Solar panels will feed power to the common areas while an energy-efficient, fresh-air tempering ventilation system ensures a consistent temperature throughout. EV charging points and a dedicated on-site bus stop will help reduce emissions and travel costs.

Joint marketing agents for the build are JLL’s Bristol office and Cheltenham’s THP Chartered Surveyors.

Ian Wills, from JLL, said: “Superb office space in a natural parkland setting, combined with favourable terms and significantly lower rent than town centre accommodation, will contribute to Grange Park becoming the most desirable business destination in Gloucestershire for employers, employees and their visitors.

The reimagined space is set to open in Q2 2023.
